PM Awas Yojana Gramin (PMAY-G) is the rural housing scheme, run by the Ministry of Rural Development. It replaced the old Indira Awaas Yojana on 1 April 2016.

A key nuance for aspirants. You cannot simply apply online for PMAY-G as an individual. Selection is not self-declared.
Names are drawn from the SECC 2011 (Socio-Economic and Caste Census) list, and since 2025, from the Awaas Plus 2024 survey done through a mobile app with Aadhaar face authentication.
Only panchayat officials and inspectors can enter data on the portal.
PMAY-G 2.0: the 2024-29 expansion
In August 2024 the Union Cabinet approved a fresh phase of PMAY-G for FY 2024-25 to FY 2028-29, adding a target of 2 crore more rural houses with an outlay of ₹3.06 lakh crore.The phase also relaxed some rules.
The monthly household income ceiling was raised from ₹10,000 to ₹15,000, and owning a two-wheeler or a fridge no longer disqualifies a family.
By March 2026, cumulative completions under PMAY-G had crossed 2.99 crore houses.

PM Awas Yojana Urban (PMAY-U) is the city housing scheme, run by the Ministry of Housing and Urban Affairs.
The original mission ran from 2015, and a renewed phase, PMAY-U 2.0, started on 1 September 2024.
This new phase aims to help 1 crore urban poor and middle-class families over five years, with central assistance of up to ₹2.50 lakh crore.
PMAY-U 2.0 works through four verticals. An eligible family can use only one of them:

Beneficiary-Led Construction (BLC): ₹1.5 lakh central assistance to an EWS family building a house on its own land.
Affordable Housing in Partnership (AHP): ₹1.5 lakh per EWS house in projects built with public or private partners.
Affordable Rental Housing (ARH): cheaper rental homes for urban migrants, working women, and workers who do not want to buy. This is the new addition in the 2.0 phase.
Interest Subsidy Scheme (ISS): the home-loan route most people mean by PMAY. It gives a 4 percent interest subsidy on a loan up to ₹8 lakh for a 12-year term, with a maximum subsidy of ₹1.80 lakh, credited to the loan account in yearly installments.

A useful nuance. Under PMAY-U 2.0, a family that has taken any government housing benefit in the last 20 years is not eligible.

Give consent for Aadhaar authentication and finish the Aadhaar e-KYC.

Rural (PMAY-G):
You do not apply directly as an individual. If your name is not in the list, download the AwaasPlus 2024 app and complete the self-survey using Aadhaar face authentication, or ask the panchayat enumerator to do an assisted survey.
Selection is then decided from that survey data.

Enter your registration number and submit. The page shows your sanction status, installments paid, and construction stage.
If you do not know your registration number, use Advanced Search, pick your state, district, block, and panchayat, and search by name.
Urban status check:
Open pmay-urban.gov.in or your state or ULB housing portal.
Use the application or assessment tracking option.
Enter your assessment ID or Aadhaar-linked details to see verification and approval progress.
